Actor Ronit Roy Leases Mumbai Office for Nearly ₹1.4 Crore Over Five Years

Bollywood actor Ronit Roy has leased a 950-square-foot office space in Mumbai’s Andheri West to skincare and haircare company Kerawi Care (OPC) Private Limited for five years, with the total rental income expected to reach nearly ₹1.39 crore.

According to property documents accessed by real estate data analytics firm CRE Matrix, the office has been leased at an initial monthly rent of ₹2.10 lakh. The leave-and-licence agreement was registered on June 12, 2026.

The commercial property is located on the fourth floor of Vastu Prestige, near City Mall in Andheri West, one of Mumbai’s prominent commercial and residential neighbourhoods. The tenant has paid a security deposit of ₹6.5 lakh, as specified in the agreement.

The monthly rent will increase by 5% every year during the five-year lease period. It will rise from ₹2.10 lakh in the first year to ₹2.20 lakh in the second year, ₹2.31 lakh in the third year, ₹2.43 lakh in the fourth year and ₹2.55 lakh in the fifth year.

The agreement also includes a lock-in period of 36 months for both parties. Maintenance expenses, including applicable taxes, levies and non-occupancy charges, will be borne by the licensor, while electricity bills will be paid by the tenant according to actual consumption. The agreement does not specify any parking space allocated to the office.

Ronit Roy, whose full name is Ronit Bose Roy, is a well-known actor who has worked extensively in Hindi television, films and web series. He gained widespread recognition for playing Mihir Virani in Kyunki Saas Bhi Kabhi Bahu Thi and Rishabh Bajaj in Kasautii Zindagii Kay. Over the years, he has also established himself as a familiar face in Hindi cinema.

This is not the actor’s first major real estate transaction in Mumbai. According to property registration documents reported earlier, Roy purchased a 4,258-square-foot apartment in the Versova area for ₹18.94 crore. The property is part of the Lodha Versova project developed by Macrotech Developers and includes four car parking spaces.

Mumbai continues to attract celebrity investment in both residential and commercial real estate, with areas such as Andheri, Versova, Juhu and Bandra remaining popular among film industry professionals.

Roy could not be reached for comment on the latest lease agreement.
