Mumbai, October 12: Pranav Adani, Director of Adani Enterprises Limited, performed the Bhoomi Poojan ceremony on Monday at the 22-acre Matunga railway site, marking the beginning of rehabilitation housing construction under the Dharavi redevelopment project in Mumbai.
The project aims to provide modern housing and improved facilities for residents of Dharavi, one of Asia’s largest informal settlements, which is home to more than one million people.
According to the project details, the Matunga site will accommodate 10 high-rise residential towers containing 10,432 rehabilitation apartments. The development will also include 1,379 commercial and industrial units. Eligible families will receive 350-square-foot flats under an in-situ rehabilitation framework.
Residents from Sectors 6 and 1 are expected to receive initial occupancy, followed by nearly 4,500 homes allocated on a priority basis to other eligible residents.
The ceremony was attended by Aseem Kumar Gupta, Additional Chief Secretary of Maharashtra’s Urban Development Department, and Mahendra Kalyankar, Chief Executive Officer of the Dharavi Redevelopment Project and Slum Rehabilitation Authority.
Speaking at the event, Pranav Adani said every family deserved a secure home where they could plan for the future. He added that the project aimed to create better living conditions and opportunities for Dharavi’s residents.
The proposed towers will have between 37 and 39 floors, with passenger lifts, fire lifts and separate elevators for commercial areas. Plans also include community halls, kindergarten facilities, podium gardens, open spaces, administrative offices and places of worship.
According to the announced schedule, the first five towers are expected to be handed over by March 2029, followed by two in August 2029 and the remaining three by August 2030.
Adani Navbharat Developers Private Limited, a joint venture between the Maharashtra government and the Adani Group, is executing the project. The company has also committed to maintaining the buildings and common infrastructure for 10 years after handover.
The broader redevelopment plan envisions a modern township with schools, healthcare facilities, public transport and retail services accessible within a 15-minute walk.
The start of construction marks a significant milestone in the redevelopment effort, although the project's long-term impact will depend on timely delivery, eligibility arrangements and the rehabilitation of Dharavi's diverse residential and business communities.
